MiraDRAIN 6000 is a high-strength drainage composite made up of a nonwoven filter fabric that is bonded to the individual dimples of a molded polypropylene core to minimize fabric intrusion into the flow channels caused by backfill pressure. The filter fabric also prevents the passage of soil particles into the core, while allowing water to pass freely. Designed for use in high-flow, high-compressive strength, vertical drainage applications where single-sided subsurface drainage is needed.

A Redevelopment Site Is Perfect For Blindside Waterproofing

Denver Union Station was built in 1881 and was considered the transportation gateway to the west. There was a time, 80 trains passed through this station each day. But with the popularity of air travel and affordable cars, the station fell silent in the 1960s. Once upon a time, the bustle of tourists, business travelers, and troops filled the air. Now, it silently sits by with only 2 Amtrak trains providing service each day. In late 2014 and early 2015, a $500 million project was completed with 42 acres of former rail yards and was transformed into sustainable, urban development. The former station will regain its glory with a great blend of modern technology. It now accommodates light and commuter rail service with buses, limousines, taxis, and even bicycles.

One of the largest sections of the redevelopment project is the 21-story apartment building located at 1650 Wewatta Street. The 272-unit building overlooks the Union Station train platform which now includes 7,000 square feet of retail space. The project represents only one-third of the A Block development site at Union Station.

The L-shaped area faced challenges that are pretty common with urban development including property line encroachment and limited space design. The architects had requested a blindside waterproofing system to limit over-excavation and reduce the development footprint of the building. The blindside waterproofing would help the project get the LEED® credits for sustainable site development.

The Waterproofing System

The waterproofing approach required specific waterproofing contractors. AAA Waterproofing of Denver, with over 30 years of experience, was awarded the contract. Also, AAA Waterproofing is the preferred subcontractor for customers in Colorado, Kansas, New Mexico, Utah, and Wyoming. AAA is an accredited contractor with the Air Barrier Association of America with level three licensed installers that also have on-the-job experience installing blindside waterproofing.

Like most projects, below-grade waterproofing is applied after the foundation walls have been poured. This particular project required a blindside waterproofing solution where drainage and membranes would be applied over a lagging beam soil retention system. The architects specified three waterproofing systems including MiraPLY™ which is manufactured by Carlisle Coatings &
Waterproofing.

MiraPLY was chosen for several reasons including its excellent UV exposure limits, durability, and how easy it is to work with and around irregular shapes. MiraPLY is an innovative self-adhering blindside waterproofing system that offers two great waterproofing technologies for excellent performance and durability - thermoplastic polyolefin (TPO), and butyl alloy. The product offers installers the ability to easily install with the peel-and-stick product yet is tough enough to withstand heavy construction and jobsite traffic. MiraPLY is provided in two grades, a less tacky horizontal version MiraPLY-H to accommodate foot traffic and a more aggressive vertical grade MiraPLY-V that helps in lateral adhesion. This product can withstand exposure up to 60 days for any additional flexible time for jobsite scheduling.

AAA senior vice president, Jason Pryor, said his crew had a good feeling about installing MiraPLY and had great confidence in the product. They believe MiraPLY is an upgrade from the original bentonite blindside waterproofing systems and saved on costs over other pre-applied products.

Using MiraPLY over 22,000 square feet went off without a glitch. They started by cutting off all the lagging bolts to flush with the nuts so the bolts did not jut out into the waterproofing. On the top six feet of lagging, they nailed 4’ x 8’ sheets of plywood.

Before installing the MiraPLY, the crew at AAA installed MiraDRAIN® 6000 which is a CCW drainage product that provides high-flow, high compressive strength for vertical single-sided subsurface drainage applications. Over the next few weeks, they installed MiraPLY, detailing all seams with CCW Detail Tape, and CCW Tie-back Covers were placed over all the tie-back plates. After removing the top four feet of lagging as required by the city of Denver, the contractor installed the termination bar and CCW Sure-Seal® Lap Sealant to stop the MiraPLY at the top of the foundation wall. MiraPLY is an easy product to install and the crew was very experienced with this type of blindside application. The job went pretty smoothly and they will keep MiraPLY as an option for other below-grade waterproofing.

The flat side of the MiraDRAIN 6000 fits snugly against wall surfaces, which makes this product perfect for foundation walls, retaining walls, bridge abutments, and similar structures.
